Energy Performance Certificates are now required for rental property entering into a new tenancy as of the 1st October 2008, by law. You must show any prospective tenant the Energy Performance Certificate to enable them to make up their mind when it comes to potentially offering on your property.

Energy Performance Certificates can only be done by Domestic Energy Assessors (DEA's). You should check that your Domestic Energy Assessor belongs to an approved Government scheme and has the correct credentials. As a landlord it is your responsibility and not your agents' to ensure that you have an Energy Performance Certificate in place. If an old tenancy is renewing then you do not need a certificate until such time that the tenant moves out and the property is being remarketed. Upon being instructed to rent your property you can rest assured that you have done the right thing. As long as your property is in London, Surrey, Hampshire or Berkshire we can help. If your property is not in these areas we can still advertise it for you, just send us the details, photographs and we will do the rest.

Our experience in lettings is second to none and we know how to find a perfect tenant for your property. A tenant who not only pays the rent but also looks after the residence for you is vitally important.

Our tenants are sourced primarily through our web site, relocation agents and business contacts and we vet them thoroughly, including a credit check.

We are in constant contact with our landlords and we keep you informed of our progress, the market conditions and above all we tell you what you need to hear, not always what you want to hear!

Upon inspecting your property, we will inform you of whether we can rent the property for you, whether it needs work and if so how much and how much we believe we can achieve on a monthly basis for you.

Above all we firmly believe in striking up successful business relationships with all our landlords. All our staff work in one place and are not scattered to all corners of the earth, including property management which means we all know what is going on with individual people and properties. Our team are highly experienced and through years of hard work know what a landlord wants and that is basically an excellent service for as little cost as possible and this is what we aim to provide.

Even if you want to let your property yourself we can still help. We can provide references, tenant agreements and notices for a fraction of the price you would normally be charged. We charge £25.00 per tenant to have them referenced plus another £10.00 to have the tenancy agreement and notices drawn up and sent out.
